  • Damp and water intrusion indicators

  • Electrical  and plumbing visibility checks

  • External conditions

  • Safety risks observable at time of inspection

  • Limited 90-Day Inspection Warranty

Inspections:

  • Do not include destructive testing

  • Do not guarantee future performance

  • Do not replace specialist engineering reports

A Proper Check, From Roof to Foundation

  • A visual assessment of the property’s main structural elements is carried out to identify signs of movement, cracking or deterioration. Inspectors assess foundations, load-bearing walls and visible structural components for settlement or workmanship issues that could become costly problems down the line. If anything looks questionable, further specialist checks may be recommended before you commit to the purchase.

  • The roof and ceiling areas are visually inspected for visible defects or wear and tear. This includes roof condition, waterproofing, ceiling finishes and any signs of sagging or damage. Inspectors also look for evidence of leaks or past water ingress, helping buyers avoid nasty surprises, especially after Cape winter rains hit.

  • The inspection checks for visible damp, moisture intrusion and waterproofing concerns throughout the property. This includes rising damp, mould, staining or peeling paint that may indicate ongoing water issues. Moisture readings may be taken where needed to determine whether problems are active or old news, giving buyers proper clarity before signing on the dotted line.

  • Accessible electrical and plumbing installations are visually reviewed for obvious defects or safety concerns. This includes distribution boards, visible wiring, plug points, taps, pipes and drainage indicators. The inspection highlights red flags but does not replace formal compliance certificates required during property transfer, keeping things above board

  • External areas of the property are assessed to understand how the surrounding environment may affect the home over time. Inspectors review walls, paving, drainage flow and general site conditions to identify risks linked to water runoff, ground movement or maintenance issues. Local knowledge matters here, because every suburb has its own quirks.

  • Any visible safety hazards present during the inspection are noted, including trip hazards, unstable structures, exposed wiring or inadequate safety barriers. The aim is simple: helping buyers spot potential risks early so there are no unpleasant surprises once you’ve moved in and settled lekker.

  • Every Mzansi HouseCheck inspection includes a 90-day Limited Service Warranty, giving you added confidence after purchase.
